Gdańsk’s new Central Business District Development will be located along the city’s main axis roads and rail routes and in close proximity to the sea and university campus. The proposed office building makes the most of the surrounding urban density with a mixed-use program that offers ten floors of office space, two floors of underground parking, and three floors filled with retail, leisure, sport, and civic facilities. An observation deck and bistro are located on the fourteenth floor and will offer views out towards the sea and city.
The energy-efficient and glazed building takes on an H-shaped form to optimize “vertical communication” and to create greater opportunities for self-shading and natural ventilation. Rainwater will be collected and recycled for green roof irrigation. Vertical metal elements that clad the building facade in varying grades and thickness serve as acoustic barriers and sunshades. “The project would take into an account solutions to aid the preservation of the environment, harvest its potential to the maximum and protect the building from the ambient itself,” writes KAMJZ.
